Which offer is worth accepting?


There are many factors, besides price, that help determine an offer most likely to close. The type of financing, length of contract, amount of down payment and much more.


Can too big of a down payment jeopardize their offer? Yes it can.

Can an offer too high over list price offer potential red flags? Yes it does.

In a multiple offer, should you give more weight to a FHA or Conventional offer? This depends on several things, one being if the home will pass an FHA inspection.


As you can see, its not just about the highest price. There are many other factors involved.  We will guide you through every decision, and the likely impact it may have on the sale.

From the time you receive an offer to the day you are walking out of the closing, there are many things taking place behind the scenes, and many people we will never meet, who are attending to these things.


Our job is to expedite, solve and remind everyone involved to remained focused and diligent on the deal. From meeting appraisers, helping with negotiating inspection issues, or inspection repairs, to meeting the Village Inspector to perform final water readings. We will manage it all and keep you informed on the progression of the transaction.
