Good Showing Condition: Higher Sale Amount and Shorter Market Time
Since 2002 our agents paid a great deal of attention to what their home buyers said and thought about the condition of properties shown.
After performing thousands of home showings, it was clear that the showing condition of the home greatly impacted whether a buyer was willing to make an offer and how much.

Where should I focus my attention to get the best showing condition?
Determine what you can do on your own to keep the expenses down, while preparing the home for sale. Free does come at a cost however. The time involved while managing your life, and possibly feeling overwhelmed, as well as poor craftsmanship which can result in more work later.
Step 1: Less is more.
Decluttering years of items is no small undertaking, however in order to create a clean canvas for your prospective buyers, you will want to remove cluttered corners, floors, and what ever items that make the space feel busy and unkempt.
Should you de-Personalize?
YES: If personalized means strong paint colors, unusual home arrangements or oversized items.
NO: Removing photographs, paintings or flowers. Buyers like making a connection with the seller. Its more personal.

Step 2: Basic Improvements Worth Doing
Paint: Consistent in color, patch and paint walls in a FLAT sheen, and trim in white SEMI-GLOSS (unless unpainted wood). One color covering the general living areas such as the kitchen, living room, hallways, even bathrooms and bedrooms will refresh the home and give it a nice flow. Popular color is Benjamin Moore HC-81 Manchester Tan, for the walls. (TIP: Avoid using white on walls. Its not warm and may feel apartment like)
Flooring: When buyers walk through your home for the first time, their eyes will go down and up, then left to right examining condition, smell, improvements and their personal feelings about your home. Hardwood floors are a bit more forgiving on scratches, but refinished hardwood floors will make a beautiful statement. Carpeting is less forgiving on stains and wear. Non-neutral carpet colors lack popularity and should be replaced. (TIP: Avoid blue, green, red, maroon, gray or black carpet colors. Favorites are cream, light to darker brown, berbers and frieze's are good).
Step 3: General Repairs that Matter: Dripping faucets, clogged sinks, worn toilet seats, burnt out light bulbs, replace furnace filters, etc.
Rooms to place primary focus on (think first impressions):
Kitchen: Create counter space (remove clutter). Clean appliances, make sure there is lot of light, wipe down cabinets.
Living Room / Family Room: This is a where families spend time to relax. Give your buyers a welcoming feeling by removing toys, put books on book shelves, cut down on nick-nacks, keep it simple and clean.
Bathrooms: Clean bathroom makes a statement. Wipe down the vanity tops, windex windows and dust. You can save money by painting over an old vanity cabinet. A new faucet can be as little as $30. Clean out the trash, re-culk around the tub and replace a rusty shower head. If your shower tile or tub look old or outdated we can refer a service that will spray a permanent enamel, which gives a fresh new look to your bathroom. It takes 1 day and costs 1/3 of what a new tile install will cost you.
