No crystal ball involved. Upon seeing the property, we will run a 9 Month, 1 Mile Comparative Market Analysis of similar like properties, with greatest emphasis on Closed and Contingent homes. This will provide Current Market Value.


While we are at the house we will take note of certain improvements that can or should be made in order to increase the possibility of a quicker sale and higher sales price. We will run the same 9 month, 1 mile CMA, but include homes that have superior improvements. This will help us determine the Prospective Market Value, should you decide to update the home.

Strategic Marketing, Listing and Reporting


When selling a home, everything needs to be done just right to receive the best results. We will advise you on the next steps forward to ensure a successful sale. Make suggestions on list price, when to list it, take professional photos and put the home live on the Multimple Listing Service.


Once the home is live, you will receive a Reverse Prospecting Report (identifies the number of buyers with criteria matching your property) and a Showing Report (identifies the number of showings scheduled and any agent feedback provided).  These will help us determine if the property is being received well by the buying audience, and if any adjustments need to be made. The first 5 business days of the listing are the most critical.
